Forest Grove Residential Community

Forest grove is a 421- unit residential community located in the city of Saratoga Springs school district. The community master plan includes 6 different housing types, and HOA, Community clubhouse and pool, dog park, significant open space and trails, strategically placed throughout the community. A truly master planned community unlikely anything else in upstate NY.

Key Features & Services

  • Conservations Subdivision Design. The community includes a total of 700+ acres of land. Through the use of conservation/cluster design principals, approximately 65% of the total land was preserved as permanently protected open space.
  • Transfer of Development Rights: Through the Transfer of Development Rights (TDR), another 100 acres of land was persevered. EDP and the applicant work closely with the municipality to develop TDR Legislation for the first time in the Town of Wilton.
  • Walkable community: The community trails, and sidewalk features create nearly 7 miles of walkable surfaces. Trails consists of an 8 ft wide multi-use path traversing the open spaces areas. Vital linkages to existing county and state trails and property. Three trail head parking areas were also established to encourage trail use.
  • 6 different housing types were developed to appeal to a variety of residents

  • Strategic planning for lot placement
    • Senior target lots near or adjacent to the clubhouse and amenity spaces. Including maintenance free options.

The project originally stated a 421-acre parcels and as approvals progressed additional lands were acquired. As a result, the planning and approval processes continually evolved as more land and more assets and constraints were added to the project. EDP successfully navigated the ever changing scope of the project and through diligent planning and approval strategies was successful in negotiating all necessary approvals with the Town

The scope of the services offered included, master planning, scoping for phases, stormwater management, utility design trail planning, clubhouse design, planning for HOA, open space and and parks.
